Why become
a Tenant Representative? |
"Broker - Agent Magazine" by Gregory P. Schenk, SIOR
- Article Reprint July 1997 |
Tenant
Reps become a part of the client team with a space
planner/architect, real estate attorney and other
specialists as needed, e.g., phone, furniture, computers,
attorneys, accountants, contractors, movers, telephones
and cabling , etc. The Tenant Representative is the leader
of the whole process who first analyzes the tenant's
situation, his short and long term goals, and listens to
their problems and concerns, some of which many tenants
don't readily disclose. The rep provides a market analysis
and guides the tenant through the process, along with the
various team members, to accomplish the goal whether it be
a lease renewal, relocation or build-to-suit. This is all
part of the challenge that awaits anyone who wants to be
an advisor to a company. It is the ultimate in assisting a
company get from point A to point B. A strong level of
trust and relationship is formed and many great memories,
assignments and/or referrals can result from a job well
done. |

Greg had put together a complete program
that covered all areas of tenant representation. With a
great attitude, Greg went through each aspect of the
tenant representation process. He focused on my particular
circumstance and my application in regards to my client
base and skill set. Greg seemed to produce from his tool
box every kind of instrument one would need to succeed in
tenant representation. |

As you know I've been in the commercial real estate
and mortgage banking business for over 20 years and
sometimes think I know it all. After your seminar, I
learned not only some new things about representing
tenants and buyers but also the real importance of always
putting your client's interest first and foremost. |

Some tips from your seminars are already paying
dividends for me. One of my clients, who was ready to make
a decision on some new space, had focused in on the base
rent as the only issue to negotiate. I went over the four
different ways we could save him money and then touched on
many of the issues addressed on the Request for Proposal
form explaining that we would thoroughly cover these
issues to get him the best lease possible. |

I wanted to pass along that, in my opinion, the best
hour and fifteen minutes of the conference was Greg
Schenk's session on Tenant Representation. Greg is
experienced, knowledgeable, passionate about the subject
and a natural teacher. |

Not only were
they informative, insightful and educational but there
were things we learned that we can all use "out in the
field" on a daily basis.
I can recommend him as a trainer. He was very well
organized and very effective. He is very capable and
credible. He has very good presentation skills. He
reinforced many concepts I have been preaching with the
advantage of being "an expert from afar".
